Do I need planning permission for a deck?
Decks on homes not exceeding 30m² and less than 300mm above ground are generally permitted development in England. Decks over 300mm, adjacent to listed buildings, or in conservation areas may require planning consent. Advise clients to check with their local planning authority.
What is the difference between composite and hardwood?
Composite decking is low-maintenance (no oiling required) and costs £60-£100/m² supply and fit. Hardwood is natural, premium-looking, and longer-lasting but requires annual oiling. It costs £100-£160/m² supply and fit. Note the difference on quotations so clients make an informed choice.
Should I include a balustrade in my standard deck quote?
Building regulations require balustrades on any raised platform where a fall of 600mm or more is possible. Always include them in the quote for elevated decks, or note they are additional if the client wants a ground-level quote first.
How do I invoice treated timber versus composite?
List the board product, grade, and size as a line item. Treated softwood is significantly cheaper than composite. Showing both options in the quote helps clients make value decisions.
What warranty should I offer?
12 months on workmanship. Composite decking manufacturers typically offer 15-25 year fade and stain warranties. Register the composite warranty in the client's name and attach the registration confirmation to the invoice.
