Invoice templates for building surveyors and home inspectors covering RICS HomeBuyer Reports, Level 3 Building Surveys, and condition reports.
A home inspector or building surveyor invoice records fees for assessing the structural condition of a property. In the UK, property surveys are carried out by RICS-qualified surveyors under three main levels: RICS Home Survey Level 1 (condition report), Level 2 (HomeBuyer Report), and Level 3 (Building Survey / full structural survey). Buyers commission surveys before exchanging contracts to identify defects, maintenance issues, and risks. Building surveyors also carry out schedules of condition, dilapidations reports for landlords and tenants, and party wall surveys. Fees vary by survey level, property size, and age. Older, larger, or listed properties attract higher fees due to the additional time and complexity involved. RICS surveyors must carry Professional Indemnity insurance and comply with RICS standards.

Building surveyors typically collect payment before or on delivery of the survey report. For private residential clients, many surveyors take full payment at the point of instruction. Issue an invoice at instruction with payment due before the report is released. For commercial dilapidations or dispute-related reports where a solicitor is the instructing party, issue an invoice to the firm with Net 14 or 30 terms, referencing the client matter number. If the property purchase falls through after the survey is instructed but before it is completed, a cancellation fee applies — state this clearly in your terms of engagement at instruction.
